Maintenance Guide

Cold room maintenance guide — keep your plant reliable

A cold room protects valuable product 24×7. Small maintenance lapses lead to compressor failure, temperature excursions and product loss. This guide covers what to check and how often.

    Daily checks

    • Room temperature and set-point matching the required range.
    • Condensing unit noise and vibration — anything unusual is a warning.
    • Door seals, strip curtains and self-closer working correctly.
    • No frost or water ponding on the floor.

    Weekly checks

    • Clean the condenser coil surface — dust and cotton fluff reduce heat rejection sharply.
    • Evaporator fan operation and defrost cycle behaviour.
    • Drain line clear and draining freely.
    • Room hygiene, floor cleaning, no product touching evaporator throw.

    Monthly checks

    • Refrigerant sight glass, suction and discharge pressures logged.
    • Electrical panel — check contactors, cables, tightness of connections.
    • PUF panel joints and roof for damage or moisture ingress.
    • Door hinges, gaskets and heater wire (for frozen rooms) working.

    Annual / AMC checks

    • Compressor oil condition and change per manufacturer recommendation.
    • Refrigerant charge and leak test.
    • Evaporator deep clean and defrost heater check.
    • Control panel wiring inspection, safety device testing.
    • Insulation inspection, sealant refresh on panel joints.

    Common mistakes

    • Ignoring dirty condenser coils — a leading cause of compressor failure in Indian summer.
    • Blocking evaporator air throw with product stacks.
    • Skipping drain line cleaning — leads to ice build-up and water ingress.
    • Not logging temperature — makes fault diagnosis impossible.
