    Quick answer

A small walk-in cold room in India costs about ₹2.5–2.9 lakh plus GST for an 8×8×8 ft chiller or a 10×10×9 ft fruit-and-vegetable room, and about ₹4.6–4.9 lakh plus GST for a 10×8×8 ft freezer, on HyperCold's configurator (September 2026). Freight and civil work are extra; the final price follows a site survey.

    Key takeaways

    • An 8 × 8 × 8 ft chiller comes to ₹2.6–2.9 lakh plus GST in HyperCold's configurator (September 2026, FY2026-27 rate card).
    • A 10 × 8 × 8 ft freezer costs about ₹4.6–4.9 lakh plus GST because it needs 120 mm panels, a low-temperature machine and a standby unit.
    • PUF panels cost ₹1,822–2,499 per m² from 80 mm to 150 mm on the FY2026-27 rate card, GST extra.
    • Rooms wider than 10 ft add an MS roof support structure at ₹1,150 per m² of roof area, quoted extra.
    • Freight, civil work, flooring and power wiring are outside the configurator total, and the final price follows a site survey.

How much does a small walk-in cold room cost in India?

These are configurator estimates (September 2026, GST extra unless stated) for four common small rooms, computed in HyperCold's quotation configurator from the FY2026-27 rate card with Daikin refrigeration. Each range runs from the standard controller to the premium IoT HMI; the load figures use the method in how to calculate cold room capacity.

Room (internal)Configured specEst. loadEx-GST estimateWith 18% GST on material
    8 × 8 × 8 ft chiller, 0 to +8 °C100 mm panels, 2 HP Daikin MT unit5.2 MT₹2.6–2.9 lakh₹3.0–3.3 lakh
    10 × 10 × 9 ft F&V room, +8 to +15 °C80 mm panels, 1.5 HP Daikin HMT unit7.9 MT₹2.5–2.8 lakh₹2.9–3.2 lakh
    10 × 8 × 8 ft freezer, −18 to −22 °C120 mm panels, 2 HP Daikin LT, 1 working + 1 standby7.1 MT₹4.6–4.9 lakh₹5.4–5.7 lakh
    12 × 12 × 10 ft chiller100 mm panels, 3 HP Daikin MT unit14.5 MT₹3.9–4.2 lakh + ₹16,905 roof support₹4.5–4.8 lakh + roof support

Two things stand out. The F&V room is larger than the 8 × 8 × 8 ft chiller yet cheaper, because the configurator prices it with 80 mm panels and a high-medium-temperature (HMT) machine — the combination the rate card assigns to the +8 to +15 °C band, which suits produce such as banana, mango and green tomato. Produce held at 0 to +5 °C (apple, grapes, potato, onion) falls in the 0 to +8 °C band, which takes 100 mm panels and an MT machine, so price it as a chiller. And the freezer costs about 1.8 times the 8 × 8 × 8 ft chiller while being only 25% larger, because it needs thicker panels, a low-temperature machine and a second, standby condensing unit.

What is inside the price? A line-by-line example

Here is how the configurator builds the 8 × 8 × 8 ft chiller with the standard controller, so you can check any quotation against it:

    Line itemRate-card basis (FY2026-27, GST extra)Amount
    PPGL PUF panels, 100 mm36 m² × ₹2,032/m²₹76,810
    Insulated door, 100 mm₹31,080₹32,634

    Standard cold room controller₹12,075₹12,679
    Panel fitting36 m² × ₹145/m²₹5,481
    Accessories₹9,200 base₹9,660
    Machine installation₹11,500 × (1 + 0.1 × 2 HP)₹14,490

Panel area counts walls, ceiling and floor — 2 × (L × H + W × H + L × W) — in metres, rounded up to the whole m²: 8 ft = 2.438 m, so 6 × 2.438² = 35.7, billed as 36 m². Accessories start scaling with volume once a room passes about 570 cft, and machine installation rises with compressor HP and the number of units.

What drives walk-in cold room price?

Why does a slightly bigger room sometimes cost much more?

The configurator picks the machine by room volume within each temperature band, so price moves in steps rather than smoothly:

    • Chiller (0 to +8 °C): one 2 HP unit up to 1,100 cft, 3 HP up to 1,500 cft, 4 HP up to 2,500 cft, then two 3 HP units up to 5,000 cft.
    • F&V and ante room (+8 to +15 °C): 1.5 HP up to 1,500 cft, 4 HP up to 4,000 cft, 6 HP up to 6,000 cft.
    • Frozen (−18 to −22 °C): 2 HP (1 working + 1 standby) up to 800 cft, 3 HP up to 1,200 cft, 4 HP up to 2,000 cft.

Example: a 10 × 10 × 11 ft chiller (1,100 cft) stays on the 2 HP unit at ₹3.25 lakh ex-GST, while a 12 × 10 × 10 ft chiller (1,200 cft) moves to 3 HP and comes to ₹3.70 lakh — ₹44,565 more for 9% more volume. Do not shave a room just to stay under a step, though: the machine is confirmed against the real heat load (daily loading, pull-down and a 45 °C design ambient) at the site survey.

What is included, and what costs extra?

Included in a HyperCold configurator quotation: PUF insulated panels, one insulated door per room, Daikin condensing unit(s) and evaporator(s), the control panel, installation and fitting, commissioning, testing and handover, and user training. The quotation lists warranties of 7 years on PPGL PUF panels (manufacturer), 3 years on the Daikin compressor and 1 year on electrical components and on the installation.

    Extra, or client scope:

    • GST at 18% on the material value
    • Transport and freight, at actuals
    • Civil work, foundation and flooring (Kota stone or epoxy), drainage and water supply
    • Power connection and electrical wiring up to the room
    • MS iron roof support for rooms wider than 10 ft
    • Optional works at rate-card prices: PVC strip curtain ₹8,925 per door, air curtain ₹26,250, MS racks ₹36,750 per set, humidification ₹47,250, automation and remote monitoring ₹78,750, ante room ₹89,250, backup power system ₹1,26,000

Payment terms on the quotation are 50% with the purchase order, 40% on dispatch and 10% on installation. Delivery is 2–4 weeks from confirmation, and a configurator quotation is valid for 5 days.

How do these estimates compare with HyperCold's published price bands?

HyperCold's cost pages publish all-in project budgets rather than the core-scope figure the configurator shows. The 5 MT, 10 MT and 20 MT cost pages quote indicative installed ranges of ₹4.5–7.5 lakh, ₹6.5–11 lakh and ₹10–16 lakh, and their BOQ splits include electricals, piping, freight, GST and commissioning, with twin condensing units at 20 MT. The walk-in cold room page lists walk-ins from ₹3.5 lakh.

Use the configurator figure to compare like-for-like quotations for a defined room, and the published band to budget the whole project until the site survey fixes the scope — power, floor, access and ambient. Both are indicative. For larger facilities, see cost of cold storage in India.

Is price per square foot a good way to compare quotes?

No. Per square foot of floor, the four rooms above range from about ₹2,500 (10 × 10 × 9 ft F&V room) to ₹5,800 (10 × 8 × 8 ft freezer) ex-GST — a 2.3× spread for rooms of broadly similar size. Price per MT spreads even more, from about ₹27,000 (12 × 12 × 10 ft chiller) to ₹65,000 (the freezer). Compare quotations on the same internal size, temperature, panel thickness, machine model and scope instead: build the room once in the configurator and ask every vendor to price the same line list.

How can you lower the price without hurting performance?

    • Keep internal width at 10 ft or less where the layout allows; beyond that the MS roof support is extra (₹16,905 on a 12 × 12 ft roof).
    • Choose the warmest band your product accepts. Banana, mango and green tomato hold at +12 to +15 °C, which prices on 80 mm panels and an HMT machine instead of 100 mm and MT.
    • Build rooms in series. Two 10 × 10 × 9 ft F&V rooms with a common wall need 89 m² of panel instead of 106 m², about ₹35,000 less ex-GST in the configurator.
    • Buy the controller you need. The IoT HMI adds ₹25,688; it is essential for pharma logging and optional for a restaurant chiller.
    • Protect the door before thickening the walls. On a busy room, a ₹8,925 strip curtain protects set point more than an extra 20 mm of panel.

    FAQ

    Frequently asked questions

What is the price of a 5 ton walk-in cold room?

In HyperCold's configurator an 8 × 8 × 8 ft chiller rated at about 5.2 MT comes to ₹2.6–2.9 lakh plus GST for the core scope (September 2026). The published all-in budget band for a 5 MT room, which also carries electricals, freight and GST, is an indicative ₹4.5–7.5 lakh.

How much GST applies to a cold room quotation?

The configurator applies 18% GST to the material lines — panels, door, Daikin machines and controller. On the 8 × 8 × 8 ft chiller that is ₹41,728 on ₹2,31,822 of material; the final tax invoice follows the GST rules applicable to your contract.

How long does it take to get a walk-in cold room?

Delivery is 2–4 weeks from order confirmation under HyperCold's quotation terms, and walk-ins are typically installed within 2–6 weeks. The levelled floor, power connection and a place for the outdoor condensing unit must be ready before erection.

Can I get a subsidy on a small walk-in cold room?

Central capital subsidies such as NHB and MIDH are aimed at larger facilities, and HyperCold's cost pages cite 30 MT as the usual starting point. Eligible farmers and FPOs can use AIF's 3% interest subvention on loans up to ₹2 crore, and some state schemes cover small rooms; check the current scheme guidelines.

Why do two vendors quote very different prices for the same room?

Usually the scope differs: panel thickness and density, the machine's brand, series and HP, whether a standby unit is included on a freezer, and what is excluded, such as GST, freight, civil work or electricals. Compare line by line against a configurator BOQ.
